Top Laguna Niguel short sale agents will always put you and your home first. By putting your short sale needs first, the agent assures you that you’re in the hands of a short sale expert and will do all they can do get their home sold. This dedication and persistence by the agent can be the difference between the success or failure of your short sale.

A quality that makes a successful Laguna Niguel short sale agent is persistence. Short sales can be frustrating and sometimes lenders won’t approve the short sale until they receive every single document signed by all parties. Some people could by busy and won’t respond, but until the documents are signed, the short sale will still not be approved. As a good short sale agent, you will need to persist until you have all the documents from all parties to complete the task and submit the short sale to your lender. The short sale will then be processed by your lender and either approve or deny the transaction.

Another essential trait for a Laguna Niguel short sale broker to have is they must be organized. A good Laguna Niguel short sale agent must have good organizational skills. Because bank short sale departments are not there to solely meet the needs of a short seller, they really don’t care if their short sale is approved or not. They want to see if their short sale checklist is complete, and if so then the short sale can be completed. In order to submit a short sale, an agent must make sure to complete all tasks on the lender’s checklist. An organized agent will be able to make sure all the necessary tasks are completed and make sure rules are followed. They will keep everything in order so that the lender’s requests will be met and the short sale approved. Essentially, an organized agent will find the time every day to check on their short sale files and keep the process moving to ensure the seller their home will be sold.

Organization and persistence are key traits that make a good Laguna Niguel short sale agent and if your agent has these qualities, your short sale will run smoothly and be successful.

Don’t Wait Too Long To Put Your Home On The Market!

Laguna Niguel short sale sign

If you are struggling with your mortgage payments or facing foreclosure, you may qualify for a short sale in Laguna Niguel. Short sales are a great option for people who want an alternative to foreclosing on their home but there are steps that need to be taken to ensure a successful short sale.

Many struggling homeowners think they have a lot of time, and when it comes to short sales this is not the case. A key to ensuring a successful short sale is putting your home on the market right away. Once you have decided to pursue a short sale, be sure to put your home on the market right away so your agent will have enough time to submit all documents to the lender and for them to process it.

Time is key, especially because it can take many months for your home to sell. Buyers don’t automatically appear over night and it is a process to attract sincere, qualified buyers to your property. Unfortunately the closer the foreclosure date approaches, the harder it makes it for your agent to successfully short sale your home.

In order to maximize the little time you have left, Laguna Niguel short sale agents must prepare the necessary documents ahead of time. If all your financial documents are ready for submission, the short sale process will be quick and easy and will better the chances of your short sale being approved.

How to make an offer on a Laguna Niguel home look good

Here are a few ways you can make your offer on a Laguna Niguel home look great and stand out to the seller:

  • Prove your ability to pay, whether you have evidence of a loan approval or cash.
  • Put down enough earnest money to make your offer attractive for the seller.
  • Offer a realistic sum for the Laguna Niguel home that you think the seller might accept.
  • Don’t include too many terms, conditions and contingencies. These might make your offer seem less desirable for the seller. Only include those you really need or want.
  • Make a summary of the strong features you and your offer have.
  • Humanize yourself to the seller. Write a personal introduction to the seller where you state some facts about yourself you think are worth knowing.

Hope this helps!

Five ways of becoming a smart Laguna Niguel home buyer

  1. Look at the pros and cons of renting vs. buying. Decide whether buying is the best option for you. Take into consideration your goals and desired lifestyle.
  2. Hire a great professional real estate agent. Choose someone knowledgeable in the area who can guide you. Check out my Laguna Niguel and other Orange County cities listings.
  3. Do an in –depth “needs analysis” with your realtor. Write down your needs, goals, timetable, etc., so every party involved is more organized.
  4. Get financially pre-qualified and/or pre-approved. Getting pre-approved for a mortgage is a great first step. With this information, you can shop around for the best home loan. You’ll get the most money at the lowest rate if you compare thoroughly.
  5. Really look at the Laguna Niguel marketplace. Be open and critical minded when analyzing property data. An agent is of great help in keeping you on track. Look for housing news and information from reliable sources, such as the local newspapers or T.V. news channels.

Critical Financial Information that you need to share with you agent when you want to initiate a short sale:

Your Laguna Niguel short sale agent will be asking you for a list of financial information. This may seem a bit personal but it is necessary for you to provide all relevant documents to your short sale agent. It may have been the same list that you prepared for the bank if you tried a loan modification.

  • You will need to let your agent know that you may be late on your HOA dues or taxes. It will be important when working with your agent that you provide any notices of default or notices of trustee sale regarding a possible foreclosure proceeding on your home.
  • You will also want to let your agent see your payment coupon to determine the amount that might be owed. If you have both a first and second mortgage or equity line, be sure to provide coupons for both to your agent and any other liens or judgments that may have been filed against your property.
  • It is crucial to work with your HOA so that they do not foreclose on your home because they do have the legal power to foreclosure so don’t assume that they won’t.  HOA dues are also a personal debt so even if you have a foreclosure sale, you will be liable for any unpaid dues until the date of sale.
  • When facing a Notice of Default or Notice of Trustee Sale it is imperative that you act on all requests by your lender or your agent in a timely manner so that you do not miss deadlines. Your bank will make the requests in writing and expect you to return the paperwork that they send you. Make sure that you open it and read it. If you are confused, ask your agent to help you.  I just had a client who missed the deadlines for a HAFA short sale and unwillingly did not return the paperwork which needed signatures and the bank is going forward with the Foreclosure Sale.

  • When is a sale a Short Sale?   (This occurs when a borrower owes an amount on his property that when combined with closing costa and commission is higher than the current value of the house.)
  • What are the alternatives to a Laguna Niguel State Short Sale? (There is a loan modification, Deed-in-Lieu and Foreclosure)
  • What are the requirements to list my home as a Short Sale? (You need a hardship. This is broadly defined)
  • Is a short sale guaranteed? (No, but you can improve your chances with a qualified, experienced agent)

Banks may foreclose even after approving sale. You want to avoid getting close to this scenario, so you want experience on your side.

During the evaluation process of your Laguna Niguel short sale, the lender will assess your home by preforming an Appraisal and a BPO on the house. The lender will determine the fair market value of your home. Your marketing price will need to be within a certain range. Pricing is important; the home must be priced fairly and not too low or lenders will reject the offer and foreclose. Even though an artificially low price will generate trafffic and offers, if your home is listed far below fair market value your chances to receive short sale approval are highly unlikely. Pricing for a Laguna Niguel short sale should be priced in a fair market value range to be successfully closed.
